Summary:

The Mulholland Drive Company is seeking a Vice President of Land Acquisitions to take a lead role in sourcing, underwriting, and negotiating potential land entitlement and development opportunities in the for-sale housing space (single family subdivisions, townhomes, master-planned communities, etc.). This position is ideal for a professional with significant experience in the California for-sale housing space who wishes to branch out into an entrepreneurial venture and be an early-stage hire in a rapidly-growing company with strong opportunities for advancement and incentive-based (including equity interest) compensation.

The Mulholland Drive Company is an opportunistic real estate investment and development firm based in Los Angeles with investments in a broad array of asset classes, sectors, and geographies across the United States but with a specialization in land entitlement and development for for-sale residential development throughout California. The firm sources and manages all of its investments directly via its integrated investment platform and proprietary operating capabilities to yield long-term value and strong risk-adjusted returns for its institutional joint venture capital partners.

Responsibilities:

The Vice President of Land Acquisitions will work hand in hand with the company’s principal to source, evaluate, acquire, entitle, and develop land projects throughout California. Responsibilities will include:

  • Managing the acquisitions process through sourcing, underwriting, and diligencing new land acquisition opportunities for ultimate development into for-sale housing: single family subdivisions, townhomes, master-planned communities, etc.
  • Developing and nurturing strong relationships with real estate brokers to gain access to a steady pipeline of acquisition opportunities inclusive of regular meetings with brokers, attending industry events, etc.
  • Detailed research of municipal zoning codes and California planning laws to identify target sites to source deals off market.
  • Working and coordinating directly with third party vendors, brokers, lenders, and consultants on process management, due diligence, structuring, and negotiations.

Qualifications:

  • Minimum 5 years of experience in the land entitlement and/or for-sale residential development space such as a land entitlement / development investment company, a regional or national homebuilder, or a land-focused commercial brokerage firm.
  • Detailed knowledge of site and product designing, land use planning, and land residual and highest and best use analysis process for various types of for-sale housing (both attached and detached).
  • Deep network of brokers, builders, lenders, consultants, vendors, and intermediaries in the for-sale housing development space.
  • Bachelor’s degree.

Compensation:

Competitive salary or incentive-based compensation (such as equity interest or commissions) or combination thereof.
