Your responsibilities will include identifying and evaluating land opportunities, negotiating land deals, and collaborating with various stakeholders to ensure successful land acquisitions. Objective:
Assist in acquiring, seeking approval, and development of land for JP Brooks alongside Chief Operating Officer of Land Art Plante. Develop processes, long term solutions, and stability for a successful Land Acquisition Company. Consume, retain, and implement new knowledge.

- Meeting attendance required on occasional week nights. No weekend requirement.
- In the event of wishing to leave or reduce hours, 30 days’ notice is required.
Qualifications and Experience
- Prior land development, entitlement, and/or city planning experience preferred.
- Minimum of High School Diploma
- Valid Driver's License
- Proficient in spreadsheet management, performance analysis, research, financial projections, data aggregation, and report creation.
- Skilled in computer systems, detail-oriented data entry, and exceptional organization.
- Self-motivated, process-oriented, and possesses strong verbal and written communication skills.
- Ability to prioritize, work amidst interruptions, and solve problems creatively.
- Forward-thinking, team player with confidence and a proactive attitude towards risk-taking..
Responsibilities:
- Prepares maps that accurately show competitive communities and available land opportunities by sub-market.
- Categorizes data and available parcels by community and organizes them in the company platform.Utilizing city websites, government agencies and the county.
- Locate landowners, sellers, real estate brokers, developers, planning depts, government officials and engineers to acquire property for acquisition.
- Contact and network directly with these entities via cold calling
- Networks with other potential land/lot purchasers for potential sale of land.
- Create a running list, maintain and update frequently.
- Optimizing procedural framework and enhancing our operations within Land Leads and follow up.
- Assists with financial feasibility analysis on properties being considered for acquisition, prior to letter of intent. This includes researching software “Track Pie”.
- Coordinating market research during the feasibility period using MLS, Zonda, and Bird’s Eye software programs for owners and lenders.
- Assists with research and coordination of all property boundary surveys, title commitments, easements and other issues that may affect the development of the property before closing, with legal counsel.
- Assists with project applications, research, scheduling, preparing submittal packets, delivering documents to city and follow up.
- Participates in the due diligence period. Utilize and update the provided checklist.
- In conjunction with company legal council, assist in writing, revising and executing letters of intent and land purchase agreements along with any additional documents during the “under contract” phase
- Various administrative support items. All duties, responsibilities and activities may change at any time with or without notice.
- Preparation of all Land Development information required for the Community guidebook in each new community.
- Coordinates Bi-monthly new community meetings to ensure all depts. have the necessary information, and that all depts. are meeting the scheduled dates in each new community.
- Provides administrative assistance on various HOA matters such as initial documents, meetings, management company coordination, budgets, etc.
- Attend and participate in new community planning, community guidebook and landowner network meetings.
