Qualifications

Education: Bachelor's degree in Marketing, Business or related field or equivalent work experience. Architectural and/or Construction background is very helpful.

Real Estate license is REQUIRED, if necessary, may be obtained. Broker's license preferred.

Experience

Minimum of 5 years of sales experience in the homebuilding industry.

Minimum of 3-5 years of sales leadership experience required, primarily in new home sales.

Experience in managing, hiring and training a sales staff in a homebuilding environment.

Leading a team, managing the sales process, working with development and construction, staff retention and new home marketing are all valued skills.

Responsibilities

The Director of Sales will be responsible for providing leadership for the plans of the entire sales and marketing departments to facilitate the successful growth of the company. You will work closely with their sales managers to help train and maintain a strong sales staff. You will serve as a management partner with Operations, Purchasing, Construction, Land, Development and Accounting. Your ultimate role shall be to support each and every department to further the success and growth of the company.

Job Duties/Responsibilities

Create, plan and execute community level strategies with the goal of optimizing revenue and increasing market share for the company working directly with the management staff and owner.

Manage the entire sales and marketing department staff to ensure consistent closings.

Works consistently with sales managers, agents, marketing personnel and vendors to continue maximum growth and assist all personnel with motivation, retention and personal achievement.

Oversee the development of sales meetings and training sessions bringing to the team accurate data regarding today's market and sharing essential marketing and financial directions.

Work with the sales managers to coordinate the sales and closing process.

Reviews and analyzes the sales numbers of the business regularly (prices, inventory, backlog, etc.) to evaluate the effectiveness of sales and incentive programs.

Works closely with design center staff/consultants to ensure that the correct options are being offered for sale and that they are packaged and priced accordingly.

Reviews sales goals regularly and evaluates performance against these goals.

Keeps Company Owner and Management Team informed of opportunities, problems,

progress and support needed.

Develops and maintains current knowledge of competitor policies, programs, pricing and products, as well as consumer demographics and economic influences.

Participates in forecasting and other relevant business analysis on all projects and land transactions

Partners as needed with other departments and functions such as Marketing, Operations, Finance, Purchasing, Construction, Accounting, Land Acquisition, etc.
